Construction on the Class-A suburban industrial facility was completed in August.

(ATLANTA, GA – December 10, 2024) – IDI Logistics, a leading developer and operator of logistics real estate, announces the acquisition of Woodridge Commerce Center, a recently completed Class-A industrial facility, in the Chicagoland area.

Located at 8110 Lemont Rd., the 217,000-square-foot facility sits on a 17-acre parcel in the Village of Woodridge, IL. The new development is two miles north of the I-55 / I-355 interchange and includes 22 dock doors with 130-foot truck courts, 290-foot-deep rear-load configuration, and 270 parking spaces.

Woodridge Commerce Center is ready for immediate occupancy. Additionally, IDI has begun work on a 2,300 SF speculative office buildout and anticipates completion in Spring 2025.

“This is an irreplaceable asset location within a submarket that’s performing exceptionally well with a 2% vacancy rate and over 1 MSF in net absorption YTD, said Peter Moriarty, Associate of Investments for IDI. “As the I-55 submarket continues to mature, more and more developers are pushing farther south and west, which make an opportunity like this in the ‘core’ submarket even rarer.”

“The location of Woodridge Commerce Center offers immediate access to surrounding rooftops within the nearby Burr Ridge, Willowbrook, and Naperville municipalities while still offering the ability to reach the core population center in Chicago,” said Tim Moore, Senior Vice President for IDI’s Central Region. “This acquisition reflects our commitment to owning high-quality industrial facilities in prime markets while maintaining our dedication to exceptional quality and service.”

Matt Mulvihill and Phil DeBoer of CBRE represented sellers Standard Real Estate Investments and Trammell Crow Company in the transaction.
