In 2023, IDI Logistics was recognized as Gold Level Green Lease Leader by the Institute for Market Transformation (IMT) and the U.S. Department of Energy’s (DOE) Better Buildings Alliance.

Sustainability is embedded in IDI Logistics’ development approach, shaping decisions across the full lifecycle of every project — from site design to long-term operations. We apply an integrated framework that balances environmental impact, carbon reduction, resilience, and tenant performance.

LEED

IDI Logistics is committed to delivering 100% LEED®-certified new construction across all development projects. LEED (Leadership in Energy and Environmental Design) is a globally recognized framework for designing and building high-performance, sustainable facilities. It serves as the foundation for projects that provide long-term environmental, social, and operational value across our portfolio.

Aligned with LEED® principles, we design to minimize environmental impact by limiting site disturbance and reducing light pollution and heat island effects through strategies such as cool roofs. Our developments follow best practices in energy, water, and waste management—integrating building energy efficiency, water conservation measures, and a strong focus on material efficiency and recycling throughout the construction process.

Embodied Carbon Reduction

At IDI Logistics, we recognize that the carbon footprint of a building begins long before it is operational. That is why we are focused on reducing embodied carbon — the greenhouse gas emissions associated with building materials, manufacturing, transportation, and construction of new development projects.

We are actively:

  • Tracking embodied carbon intensity during design and construction with Environmental Product Declarations for major construction materials
  • Implementing low-carbon materials and techniques like engineered concrete floors
  • Engaging suppliers and contractors to evaluate carbon performance as part of procurement
  • Integrating carbon analysis tools into our development process to guide better material and technical decisions

 

This lifecycle-focused approach allows IDI to build logistics facilities that are not only efficient in operation, but also materially lower in carbon from day one.

Solar

IDI Logistics is expanding its renewable energy footprint across its portfolio by integrating onsite solar photovoltaic systems into both new developments and existing assets. These systems reduce tenant energy costs, improve operational resilience, and contribute to a lower-carbon industrial network.

Today, IDI operates:

  • 9 active solar energy systems
  • With a total installed DC capacity of 6.8 MW
  • Producing approximately 10,700 MWh of electricity annually
