IDI Logistics Acquires Prime Land Site for New Warehouse in Somerset, NJ

Executive Drive Building(ATLANTA, GA – December 3, 2025) – IDI Logistics, a leading developer and operator of logistics real estate, today announced the acquisition of an 18.33-acre site located at 1 Executive Drive in Somerset, New Jersey. The property is currently occupied by three vacant four-story office buildings, which IDI Logistics plans to demolish in order to construct a state-of-the-art, 212,500-square-foot warehouse/distribution facility.

Strategically positioned with immediate access to I-287 and just 11 miles from Exit 10 of the New Jersey Turnpike, the site offers exceptional connectivity to key regional logistics infrastructure. The location is approximately 30 miles from Port Newark Elizabeth and Newark Liberty International Airport, making it ideal for users seeking efficient access to major ports, air freight, and regional distribution markets.

The new facility will feature 40-foot clear height, LEED(R)-certified construction, and will be designed to meet the operational needs of today’s logistics users. The labor force within a 30-mile radius totals approximately 3.4 million people, providing a strong workforce to support future tenants.

The site’s prominent frontage along I-287 and scarcity of available land in Northern and Central New Jersey underscore its strategic value for industrial development.

“This site represents a rare development opportunity in one of the most supply-constrained industrial markets in the country,” said Justin Burns, Market Officer for IDI Logistics. “The deal required a great deal of patience and hard work to get to this point, and we’re excited to bring another best-in-class industrial development to Somerset, NJ.”

Construction of the new facility is expected to begin in Q2 2026.

Brian Fiumara, Elli Klapper, and Mark Silverman of CBRE facilitated the transaction.
